The Loan Application And What You Will Need
- Picture ID.
- Proof of Social Security number(s).
- Residence address for the past two years.
- Names and addresses of each employer for the past two years.
- W-2's and last two pay stubs.
- For each checking and savings account, you will need the name of the financial institution and their address, account number, and current balance; you will need the last two months' statements.
- For each current loan, you will need the name of the lender and their address, the account number, current balance, and current monthly payment.
- If you are self-employed, you will need the last two years tax returns, as well as a year-to-date profit and loss statement prepared by an accountant.
- Loan information and address(es) of real estate owned.
- Estimated value of furniture and personal property.
- Certificate of eligibility or DD214's (VA only).
- Deposit for credit report and appraisal.

Best advice I was ever given: "You only have one chance to make a good first impression!"
If you have ever walked through a "model home", you know how good they look. There are things you can do to make your home look and feel like a "model home" - without spending a lot of money.
The property needs to look good from the street, up the sidewalk, on the front porch, throughout the home, in the darkest closets, and even in the attic and basement. You want to give the impression of a well cared for home. You want the buyer to feel that this home is quality all the way through - not just on the surface! Here's a summary of things to do:
- Trim the shrubs and prune the trees
- Paint the front door
- Wash all of the windows
- Put bright light bulbs in all fixtures
- Clean out all closets and cabinets
- Repair leaky faucets, caulk bathtubs, showers, and sinks
- Remove excess furniture
- Keep beds made and clothes picked up
- Put dirty dishes in the dishwasher
- Clean out the garage, basement and attic
